This Privacy Policy describes how Landy Leads LLC (“Land AI,” “we,” “us,” or “our”) collects, uses, and shares information about you when you visit our website at landai.ai (the “Site”), inquire about our services, or become a client. Please read this policy carefully. By using our Site or services, you agree to the practices described here.
A note on scope: Land AI is a B2B service. Our clients are U.S.-based land investors and real estate acquisition operators. This policy covers information we collect from website visitors, prospective clients, and active clients. It does not govern how our clients use the CRM tools we provide them, which are subject to their own obligations.
1. Information We Collect
1.1 Information You Provide Directly
We collect information you submit to us voluntarily, including:
- Name, email address, phone number, and business information submitted through contact forms, booking pages, or intake questionnaires
- Payment information submitted during purchase (processed directly by Stripe — we do not store your full card number, CVV, or bank account details)
- Communications you send us via email, chat, or other channels
- Account credentials if you access a client portal or CRM sub-account we manage on your behalf
1.2 Information Collected Automatically
When you visit the Site, we and our service providers automatically collect certain technical information:
- IP address and approximate geographic location
- Browser type and version, operating system, device type
- Pages visited, time spent on pages, referring URL
- Interactions with page elements (clicks, scrolls)
- Cookie identifiers and similar tracking data
This information is collected through cookies, pixels, and similar technologies described in Section 6 below.
1.3 Seller Contact Data Processed on Behalf of Clients
As part of delivering our cold calling and lead qualification services, Land AI processes contact information for property owners in counties selected by our clients. This data is obtained from the following sources and processed as follows:
- Property records sourced from land data platforms (including the Land Portal) and public county records
- Phone numbers and contact information obtained through skip-tracing services applied to property owner records
- Conversation recordings and transcripts from calls made by Land AI's callers and Maya, our AI qualification system
- Follow-up communications made by Land AI's Quality Assurance team on a client's behalf to verify lead status or re-engage a seller
- Lead qualification data, motivation signals, routing decisions, and notes derived from seller interactions
Land AI acts as a service provider and data processor with respect to this seller data. Our clients direct which counties and properties are targeted. We process this data solely to deliver qualified leads and manage the client's pipeline as contracted. This data is not sold or used for our own marketing purposes.
1.4 Client CRM Data
Land AI builds, manages, and has administrative access to each client's GoHighLevel (GHL) CRM sub-account as part of the Services. This means Land AI can access:
- All contacts, pipelines, and lead data within the client's sub-account
- Call recordings and transcripts between clients and their sellers stored in GHL
- Text message conversations between clients and sellers within the GHL platform
- Automation workflows, notes, and other data stored in the sub-account
Land AI accesses this data to: (a) deliver and maintain the managed CRM and Deal Engine; (b) conduct quality assurance; (c) improve our systems, models, and service quality using aggregated and anonymized data; and (d) support clients with CRM coaching and automation updates. Land AI does not sell, share, or use this data to contact clients' sellers for any purpose other than service delivery.
2. How We Use Your Information
We use the information we collect for the following purposes:
- To respond to inquiries and schedule discovery calls
- To deliver, operate, and improve our services
- To process payments and manage billing through Stripe
- To communicate with you about your account, campaigns, and leads
- To send marketing communications (with the ability to opt out at any time)
- To analyze Site usage and improve our website and user experience
- To detect fraud, enforce our Terms of Service, and comply with applicable law
- To run targeted advertising campaigns on platforms such as Meta (Facebook/Instagram) and Google, where you have interacted with our Site
3. How We Share Your Information
We do not sell your personal information. We share information only in the following circumstances:
3.1 Service Providers
We share information with third-party vendors who help us operate our business, including:
- Stripe — payment processing and subscription management
- GoHighLevel (GHL) — CRM platform, client sub-accounts, pipeline management, and automated communications
- Meta Platforms and Google — advertising and analytics (via pixel/tag tracking on our Site)
- Analytics providers — for Site usage analysis
- Skip-tracing and data providers — to build calling lists for client campaigns (seller data only, not client personal data)
These providers are contractually restricted to using your information only to provide services to us and not for their own purposes.
3.2 Legal Requirements
We may disclose information if required by law, subpoena, or court order, or if we believe disclosure is necessary to protect the rights, property, or safety of Land AI, our clients, or others.
3.3 Business Transfers
If Land AI is involved in a merger, acquisition, or sale of all or substantially all of its assets, your information may be transferred as part of that transaction. We will provide notice before your information is transferred and becomes subject to a different privacy policy.
3.4 With Your Consent
We may share your information for other purposes with your explicit consent.
4. Call Recording, Outbound Calling, and Do-Not-Call Practices
Land AI's service involves outbound telephone calls to property owners in counties designated by our clients. You should be aware of the following:
- Land AI conducts outbound calls for the purpose of identifying sellers interested in selling real property. These calls are not solicitations of consumer goods or services
- Land AI maintains its own internal Do-Not-Call (DNC) registry. Property owners who request not to be called are added to this list and are not contacted again by Land AI across any client campaign
- Calls may be recorded for quality assurance, training, and lead qualification purposes
- Our AI system, Maya, conducts or assists in qualifying seller conversations. These interactions may be recorded and transcribed
- Land AI's Quality Assurance team may contact sellers on a client's behalf to follow up on leads or verify seller interest as part of the service
- Land AI complies with applicable federal and state laws governing telephone outreach, including applicable provisions of the TCPA and relevant state statutes
- Property sellers contacted through our campaigns are not clients of Land AI. They are contacted pursuant to our clients' direction and applicable law
If you are a property owner who has been contacted by one of our campaigns and you wish to be removed from future contact, you may request removal by contacting us at the address in Section 11. We will add you to our internal DNC list promptly.
5. Data Retention
We retain your information for as long as necessary to provide our services, comply with legal obligations, resolve disputes, and enforce our agreements. Specific retention periods include:
- Active client account data: retained for the duration of the service relationship plus 3 years
- Prospect and inquiry data: retained for up to 2 years from last contact
- Seller contact data processed for clients: retained for the duration of the client relationship plus 90 days, after which clients may export their data before it is deleted from our systems
- Call recordings and transcripts: retained for up to 2 years from date of recording
- Billing and payment records: retained for 7 years as required by law
You may request deletion of your personal information as described in Section 8.
6. Cookies and Tracking Technologies
We use cookies and similar technologies to operate our Site and understand how visitors use it. These include:
- Essential cookies: required for the Site to function (session management, security)
- Analytics cookies: used to understand traffic patterns and improve the Site (e.g., Google Analytics)
- Advertising pixels: used to track conversions and serve relevant ads to people who have visited our Site (e.g., Meta Pixel, Google Ads tag)
You can control cookies through your browser settings. Disabling cookies may limit some functionality of the Site. For advertising cookies, you can opt out through the Digital Advertising Alliance at optout.aboutads.info or through the platform settings of Meta, Google, and other ad providers.
7. Security
We implement administrative, technical, and physical safeguards designed to protect your information from unauthorized access, use, or disclosure. These include encrypted data transmission (HTTPS), access controls, and regular security reviews.
No security system is impenetrable. We cannot guarantee that information you transmit to us or that we store will be 100% secure. In the event of a data breach that affects your personal information, we will notify you as required by applicable law.
8. Your Privacy Rights
8.1 All Users
Regardless of your location, you may:
- Request access to the personal information we hold about you
- Request correction of inaccurate information
- Request deletion of your personal information (subject to legal retention requirements)
- Opt out of marketing communications at any time by clicking the unsubscribe link in any email or contacting us directly
8.2 California Residents (CCPA/CPRA)
If you are a California resident, you have the following additional rights under the California Consumer Privacy Act and California Privacy Rights Act:
- The right to know what personal information we collect, use, disclose, or sell
- The right to delete personal information we have collected from you
- The right to correct inaccurate personal information
- The right to opt out of the sale or sharing of personal information (we do not sell personal information)
- The right to limit the use of sensitive personal information
- The right not to receive discriminatory treatment for exercising your rights
To submit a California privacy rights request, contact us at the address in Section 11. We will respond within 45 days. We may ask you to verify your identity before processing your request.
9. Children's Privacy
Our services are not directed to individuals under the age of 18. We do not knowingly collect personal information from anyone under 18. If you believe we have inadvertently collected information from a minor, please contact us immediately and we will delete it.
10. Changes to This Policy
We may update this Privacy Policy from time to time. When we make material changes, we will post the updated policy on this page and update the “Last Updated” date above. If the changes are significant, we may also notify active clients by email. Your continued use of the Site or services after any update constitutes acceptance of the revised policy.
