What is Land AI?

Land AI is a done-for-you seller acquisition system built for U.S.-based vacant land investors. Land AI runs the entire outbound pipeline: our callers work the target counties, Maya qualifies every responding seller, a human Lead Quality Analyst reviews every conversation, and Pre-Qualified Leads land in a fully managed CRM with nurture sequences, CRM coaching, automated property reports, and constantly upgraded automations already built in.

The managed CRM — the Land AI Deal Engine — is included with every plan. Land AI builds and maintains it. Clients operate from it to close deals. They don't build or manage any of it.

Land AI sits alongside whatever the client already runs. Clients keep their mailers, texts, and closing process unchanged. Land AI adds an entire done-for-you acquisition channel with almost no effort on their end. If they want to bring leads from other sources into the same managed CRM to use the follow-up sequences, they can — but they don't have to.

Land AI was founded in 2023 by Brandon Parker and serves vacant land investors across the United States. All plans are month-to-month with no long-term contracts.

The Technology

What is Maya?

Maya is Land AI's conversational AI system for seller qualification. When a vacant land owner responds to an outbound call, Maya runs the qualification conversation — asking about the property, the seller's motivation to sell, their price expectations, and their timeline. Every conversation is recorded and transcribed.

After each conversation, a human Lead Quality Analyst reviews the recording and transcript. The analyst assesses motivation level, notes price expectations, identifies risk flags, and routes the seller: Pre-Qualified Lead, Nurture, or Disqualified. Pre-Qualified Leads are delivered to the client's Land AI Deal Engine with a Pre-Call Seller Brief attached.

Maya Live, included on Scale Engine and above, handles inbound seller calls — qualifying sellers who call in, not just those Land AI reached out to first.

Key Concepts

Pre-Qualified Lead

A vacant land owner who responded to outreach, was qualified by Maya, and passed human Lead Quality Analyst review. The lead arrives in the client's Land AI Deal Engine with a Pre-Call Seller Brief — full transcript, motivation summary, price expectation, timeline, and risk flags. The qualification work is complete before the investor sees the name. The first call with the seller is an offer conversation, not a discovery call.

Pre-Call Seller Brief

The document delivered with every Pre-Qualified Lead. Contains the full Maya conversation transcript, the Lead Quality Analyst's motivation assessment, the seller's stated price expectation, their timeline, and any red flags identified during review. Investors know the seller's situation before picking up the phone — more context on every deal than most investors have had going into a first call.

Nurture Lead

A seller who responded to outreach but is not ready to sell yet. Timing, motivation, or price expectation is misaligned. Nurture Leads are enrolled in automated follow-up sequences managed by Land AI inside the Deal Engine. The client doesn't manage this. "Not now" does not mean "not interested" — it means the seller needs time and consistent follow-up until their situation changes.

Revived Lead

A Nurture Lead whose readiness signals have changed. Maya's automated follow-up detects when a previously unready seller re-engages — a response, a tone shift, or explicit re-contact. The lead is re-qualified and re-routed with updated context. Clients regularly close deals from leads that sat cold for six to twelve months. Revived Leads are where compounding deal flow comes from over time.

Land AI Deal Engine

The fully managed CRM every Land AI client operates from. Land AI builds and maintains it — nurture sequences, automated property reports, CRM coaching, video follow-ups, website integration, and constantly upgraded automations. Clients don't build it or manage it. They use it to run offers, track pipeline, and close deals. Each client gets their own sub-account, fully configured as a deal engine from day one.

Maya Live

An inbound qualification service included on Scale Engine and above. When a seller calls in — responding to a sign, a mailer, or a previous conversation — Maya Live answers, conducts the qualification conversation, and routes the seller. Pre-Qualified inbound callers land in the client's Deal Engine with a Pre-Call Seller Brief, same as outbound leads. No missed inbound calls. No unqualified conversations reaching the investor.

The Process

How Land AI Works

Land AI pulls targeted property data for the client's chosen counties, skip-traces ownership records, and loads the list into a dialer. Land AI's internal team of callers works the list and makes contact with land owners. When a seller responds and shows interest, Maya runs the qualification conversation.

Every Maya conversation goes to a human Lead Quality Analyst for review. The analyst routes the seller — Pre-Qualified Lead, Nurture, or Disqualified — and builds the Pre-Call Seller Brief for any seller that passes. Pre-Qualified Leads are pushed into the client's Land AI Deal Engine. Nurture Leads are enrolled in automated follow-up sequences that run without the client managing them.

The client reviews incoming Pre-Qualified Leads, makes offers on viable properties, and closes deals. Land AI handles everything upstream of that conversation.

Founder

Brandon Parker founded Land AI in 2023.
