1. Land AI
Land AI puts trained land callers on your counties and sends you leads that are already sorted. Maya pulls motivation, price expectation and timeline out of each conversation, and a person reviews every lead before it goes out. Each lead arrives with a written brief: what the seller owns, what they want for it, why they're selling, their exact words, risk flags, and the analyst's notes.
Sellers who aren't ready stay in follow-up, and the ones whose situation changes come back to you as Revived Leads. A seller in Yavapai County, Arizona went quiet for six months after his wife killed the deal. He came back in June and signed at $46,000 fourteen days later.
We worked 9,590 raw conversations between January and August 2026 and handed clients the 3,020 that cleared our standard.
Every caller on your account is on our payroll. We hire them, train them, and listen to their calls ourselves. We take one client per county at a time.
Pick Land AI if your bottleneck is the hours after the call. You want sellers screened before they reach you, a written brief on each one, and follow-up running without anyone on your team remembering to run it.
Skip Land AI if you want to run your own script in your own voice and coach the caller yourself.
2. Land Caller
Land Caller is a land-only calling service run by Joe Roberts, who also runs his own land business. Basic packages cost $1,100 for 20 guaranteed leads, $1,890 for 35, and $2,650 for 50, with data pulled, skip traced and scrubbed included. Enterprise packages put a full-time caller on your campaign for 3, 6 or 12 months and renew automatically unless you give written notice. Their pricing page lists in-house calling operations, quality assurance teams, and full script customization, and their own CRM is listed as coming soon. Source
Pick Land Caller if you already run a CRM and a follow-up process that works, you want your own script, and someone on your team works warm leads all day.
Our pack prices match Land Caller's Basic prices on purpose, so the choice comes down to what arrives with each lead. Compare the two in detail on Land AI vs Land Caller.
3. Lead Mining Pros
Lead Mining Pros sells the widest menu on this list. Owner Nicholas has run it for more than nine years, working houses and land. You can buy dial-only packages with American or overseas callers, text-only packages, combined list, skip, call and text packages, or a monthly caller at $600 a month for 11 hours a week up to $2,000 a month for 44 hours. They pull land lists with skip tracing at 12 cents a record. Lead counts are published as averages, and some larger packages carry a closed-deal guarantee. Packages include acquisition coaching and two months of their CRM, and dial-only packages carry no contract. Source
Pick Lead Mining Pros if you want to test a market cheaply, want texting alongside calling, or want coaching bundled with the leads.
4. Land Talk Pros
Land Talk Pros rents you a dedicated land caller by the month. Kevin, the founder, runs the same callers on his own land deals. A full-time caller costs $1,575 a month for 40 hours a week, and a part-time caller costs $900 a month for 20. Leads land in a free Monday.com CRM. Data and skip tracing are extra: a full-time caller needs 6,000–8,000 records, and a part-time caller needs 3,000–4,000. The site states its conversation ranges are historical and not guaranteed. Engagements run a 3-month minimum, then month to month with 7 days' notice. Source
Pick Land Talk Pros if you already buy your own data, want a flat monthly cost, and plan to work and follow up every lead yourself.
5. Call Motivated Sellers
Call Motivated Sellers has placed callers with real estate investors since 2017. You get one exclusive agent, based in North or Central America, and you approve the agent before the campaign starts. They call houses, commercial property and land. You bring the list, or build one through their data partner. Campaigns run on a 3-month term, first calls start about two weeks after you sign, and pricing comes by quote. Source
Pick Call Motivated Sellers if you buy houses and land and want one caller who works both, with bilingual English and Spanish callers available.
6. Hire your own caller
You can hire a caller directly through a freelance marketplace and run the campaign yourself. You control the script, the hours and the coaching. You also buy the data, the skip tracing and the dialer, handle DNC and litigator scrubbing, review the recordings, and replace the caller when one quits.
Pick this if you have time to recruit, train and manage, and you want to build calling into a skill your business owns.
How to choose
Start with the hours after the call. Every service here gets a seller on the phone. The differences show up in who qualifies that seller, who writes up the lead, and who keeps calling the sellers who said "not yet."
Then check four things on every sales call:
- Who else in my county are you calling for?
- What exactly is guaranteed, and what's the remedy when it's missed?
- Who employs the caller, and who listens to the recordings?
- What happens to the leads nobody answered?
Ask every company for raw, unedited recordings before you buy.
Market-rate packs with the work after the call done for you

Andrew Opitz signed two contracts off 42 of our leads. He used to need 400.

FAQ
What does a cold calling service for land investors do?
It calls owners of vacant land in the counties you buy in and hands you the ones who want to sell. Services differ on who supplies the data, whether leads get qualified before they reach you, and who handles follow-up.
How much does land cold calling cost?
Among the services on this page, a part-time caller starts at $600 a month, lead packs start at $1,100 for 20 leads, and full-time dedicated callers run $1,575 to $2,000 a month.
Is a guaranteed lead count worth it?
A guaranteed count protects you from a campaign that produces nothing. Ask what counts as a lead, because a seller who talked and a seller who cleared a qualification standard are different products.
Do I need to buy my own data?
Land AI and Land Caller's Basic packages include data and skip tracing, and Lead Mining Pros includes it on its combined packages. Land Talk Pros and Call Motivated Sellers expect you to supply the list.
Should I hire my own caller or use a service?
Hire your own if you have hours to recruit, train and manage. Use a service if you would rather spend those hours on offers and closings.
How fast do cold calling campaigns start?
Call Motivated Sellers publishes about two weeks from signed agreement to first calls. Land AI starts building your campaign on day one.
