Land AI vs Land Caller
Last updated September 2026. Prices and terms verified against each company’s own pages on September 21, 2026.
Both companies put trained land callers on the phone for you. Land Caller delivers the leads those callers produce. Land AI qualifies each conversation, reviews it, and hands you the CRM and the follow-up already running.
Land Caller is a real option, and this page says who should buy from them instead of us. Everything below comes from pages one of the two companies publishes, and we linked all of it.
Questions worth asking anyone you pay to run your acquisitions. Including us.
| Land Caller | Land AI | |
|---|---|---|
| Is anyone else being sold my county right now? | Not addressed on their published pages. Worth asking on your call. | One client per county at a time. No overlap, for as long as your account is active. |
| What exactly is guaranteed, and what's the remedy? | A lead count, published per tier: 20, 35 or 50 leads on Basic packages. Payments before cancellation are non-refundable. Source | Every lead meets our standard, or we replace it free. A lead misses if it isn't the owner, or isn't the property we said it was. Full terms |
| What happens to the leads nobody answered? | Not addressed on their published pages. | Every lead gets worked, cold ones included. Nurture keeps running, and sellers whose situation changes come back as Revived Leads. |
A seller says yes. Then what?
Both companies get you to the same moment. A land owner picks up, talks, and says he might sell. What happens in the next hour decides how much of your week this channel costs you.
Land Caller delivers the lead.
Same day, with call disposition reports and recordings on request. Their CRM is listed on their pricing page as coming soon, so the lead lands in whatever system you already run. From there the work is yours: read it, rank it, call it back, and keep calling it back.
Land AI delivers the lead and the work around it.
Maya pulls motivation, price expectation and timeline out of the conversation. A person reviews every sorted lead before it goes out. What reaches you is a written brief — what they own, what they want for it, why they’re selling, their exact words, risk flags, and the analyst’s notes.
The follow-up is already running when the brief arrives. In December, Maya qualified a seller in Yavapai County, Arizona. Two weeks later his wife killed the deal. Six months of texts and emails went out with no reply. In June he came back. Fourteen days after that he signed at $46,000.
You will close deals from conversations that happened before you joined.
Who's actually on the phone
We ran this the other way first. Our callers sat in a call center we didn't own, with a layer of someone else's staff between us and them.
We couldn't pull a recording and coach a caller ourselves. We sent requests to their training lead, he reported back that coaching was done, and we never saw what he said or whether it happened. Script changes moved at his pace. Moving a caller between accounts took a negotiation. Reporting on how any individual caller performed came back thin.
Recruiting was the worst of it. A call center hires in volume and puts a person in a chair, and it gains nothing by replacing a caller who is getting by. We drop callers who would hold their job at a call center all day. Our standard costs us people every month, and the cost is the point.
Every caller on your account is on our payroll now. We hire them, we train them, we listen to their calls, and we own what happens on the floor.
The same fifty leads, sorted
Land Caller's Basic packages guarantee a count. Twenty leads, thirty-five, or fifty, depending on the tier. Our packs guarantee those same counts at those same prices.
The leads arrive in a different condition. Each of ours clears motivation, price expectation and timeline, and a person reviews every sorted lead before it reaches you. Any lead that misses the standard gets replaced.

Between January and August 2026 we worked 9,590 raw conversations and handed clients 3,020 that cleared the standard. Roughly three in ten made it through.
You spend your week on the thirty sorted leads out of every hundred rather than on all hundred.

Who should pick which
Pick Land Caller if
You already run a CRM you like and a follow-up process that works. You want your own script in your own voice, and you want to coach the person reading it. You have someone on your team who works warm leads all day, and you are comfortable owning everything downstream of the call. You would rather buy from an active land investor — Joe Roberts runs his own land business alongside the calling service, and some operators want a vendor who is still doing the thing they do.
Pick Land AI if
Your bottleneck is the hours after the call rather than the calls themselves. You want sellers screened before they reach you, with a written brief on each one. You want the follow-up running without anyone on your team remembering to run it. You would rather buy a system than manage a caller. You want the people running your acquisitions to be doing only that — Brandon bought land, commercial and residential before this, and he now puts all of it into Land AI rather than a portfolio of his own.
Pick neither yet if
You have not decided which counties you are buying in. Both companies work off your market selection, and a vague market wastes a campaign on either side.
Same price. Different amount of work.
Land Caller's Basic packages run $1,100 for 20 leads, $1,890 for 35, and $2,650 for 50. Our lead packs cost the same and guarantee the same counts.
We priced ours at theirs on purpose, so nobody has to make this decision on money. The decision turns on what arrives with the leads. Land Caller sends you the conversations. Ours arrive qualified, written up and sorted, inside a CRM with the follow-up already running.
Andrew Opitz signed two contracts off 42 of our leads. He used to need 400.
Judge both companies on what a signed contract costs you, and on how many of your own hours went into getting it.

Questions people ask before they pick one
Does Land Caller qualify leads before sending them?
Their published pages describe quality assurance on calls and same-day lead delivery. They do not publish a qualification standard for what reaches you. Ask them directly on your call.
What's the difference between a lead and a qualified lead?
A lead is a seller who talked. A qualified lead has cleared a standard — in our case motivation, price expectation and timeline, with a person reviewing every sorted lead. Between January and August 2026, 3,020 of the 9,590 raw leads we worked cleared ours.
Do I need to hire someone to work the leads?
With any vendor who delivers raw leads, someone has to read, rank and call them back. That person is you or somebody you pay. Land AI does the screening and the write-up before the lead reaches you.
Can I use my own script?
Land Caller offers full script customization and trains callers to your script. Land AI runs a script built by land professionals and tuned against results across every client account.
What happens to sellers who say "not right now"?
At Land AI they stay in nurture and come back to you as Revived Leads when their situation changes. We closed a $46,000 contract in Yavapai County six months after the first conversation went cold.
Can I switch from Land Caller to Land AI?
Yes. Check your contract terms first — Land Caller's Enterprise packages auto-renew unless you give written notice at least seven days before the term ends.
Who employs and trains the callers on my account?
Ours are our own. We hire them, train them, run our own QA on their calls, and pay them ourselves. Ask any vendor who signs the caller's paycheck and who listens to the calls. The answer tells you who can fix a problem on your campaign, and how many people a fix has to travel through.
How do I judge caller quality before I buy?
Ask both companies for raw, unedited recordings rather than a highlight reel. Listen to how the callers sound to a seller in your market, and ask what happens on the day a caller has a bad week.
