1. Program Description
Land AI (Landy Leads LLC) sends SMS messages to individuals who have explicitly opted in through a consent checkbox on a form at landai.ai or on our booking, scheduling, and lead intake pages.
Non-marketing messages include transactional notifications, appointment confirmations and reminders, customer service follow-ups, onboarding and campaign status updates, and account-related updates relating to Land AI services.
Recipients who provide separate, optional marketing consent may also receive marketing and promotional messages, including special offers, service updates, and promotional communications relating to Land AI services.
Consent is not a condition of purchase. Marketing consent is never required to buy or use our services. Message frequency varies based on recipient interaction. Message and data rates may apply. Recipients may reply STOP to opt out or HELP for assistance at any time.
No cold text outreach is conducted, and no purchased third-party marketing lists are used.
2. How Recipients Opt In
End users opt in by completing a Land AI form that collects a phone number — for example our booking form at link.landai.ai/widget/bookings/land-ai-discovery, reachable from the “Book a Call” button on every page of landai.ai.
On that form:
- The phone number field is optional, not required
- Two independent consent checkboxes are presented, unchecked by default, and never pre-selected
- Submitting the form without checking either box does not enroll the user in any messaging program

By providing your phone number and checking a box below, you agree to receive recurring text messages from Land AI (Landy Leads LLC) at that number. Message frequency varies. Non-marketing consent checkbox
By checking this box, I consent to receive non-marketing SMS messages from Land AI (Landy Leads LLC) related to transactional notifications, appointment reminders, customer service follow-ups, and account-related updates regarding my services or inquiries. Message frequency varies based on my interaction with Land AI. Message & data rates may apply. Reply HELP for assistance or STOP to opt out at any time. Consent is not a condition of purchase.
Marketing consent checkbox
By checking this box, I consent to receive marketing and promotional SMS messages from Land AI (Landy Leads LLC), including special offers, service updates, and promotional communications. Land AI retains a record of the consent method, the exact language presented, the timestamp, the submission IP address, and the phone number for every message recipient. See §6.
3. Opt-In Confirmation Message
The first message you receive after opting in confirms your enrollment:

Promotional (marketing consent only):

5. Opt-Out and Help Replies
Opt-out instructions
You can cancel SMS messages at any time. Simply reply STOP to any message you receive from us.
- You will receive one final confirmation message acknowledging your opt-out
- After that confirmation, you will receive no further messages from us at that number
- Opt-out requests are processed immediately and automatically
- Suppression applies across every Land AI messaging program and every client campaign, not only the message you replied to
- To rejoin, opt in again the same way you did originally
The confirmation message you will receive after replying STOP:
Land AI (Landy Leads LLC): You have been unsubscribed and will receive no further messages. Reply START to resubscribe. For help: brandon@landai.ai

Other ways to opt out
You may also request removal by emailing brandon@landai.ai with the phone number you want suppressed, or by telling any Land AI representative during a call.
Property owners who ask not to be contacted — by call, text, or email — are added to Land AI's internal Do-Not-Contact list and are not contacted again by any channel across any client campaign.
6. Consent and Opt-Out Records
For every phone number we message, Land AI retains a record of:
- The phone number
- The date and time consent was captured
- The consent method
- The exact consent language presented
- The submission IP address
- Any opt-out request and the date it was processed
Consent records are retained for a minimum of four years. Opt-out and suppression records are retained indefinitely, so that a number that has opted out is never re-contacted.
7. Message Frequency
Message frequency varies based on your interaction with Land AI. There is no fixed number. Transactional messages are sent in response to your activity — a booking, a reply, a campaign event — and typically number 1–4 per month. Marketing messages, where consented to, are sent no more than 4 times per month.
8. Message and Data Rates
Message and data rates may apply for messages sent to you from us and to us from you. These rates are set by your wireless carrier, not by Land AI. Land AI does not charge for messages. For questions about your text or data plan, contact your wireless provider.
9. Carrier Liability
Carriers are not liable for delayed or undelivered messages.
10. Supported Carriers
Our SMS program is intended to operate across major U.S. wireless carriers, including AT&T, Verizon, T-Mobile, and most regional carriers. Carrier support may change without notice.

12. Age Restriction
You must be 18 years or older to participate in the Land AI SMS program.
13. Mobile Data Protection
No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. Information sharing with subcontractors who provide support services, such as customer service, is permitted solely to operate the messaging program. All other use case categories exclude text messaging originator opt-in data and consent; this information will not be shared with any third parties, excluding aggregators and providers of the Text Message services.
Land AI does not sell, rent, or trade mobile phone numbers or SMS consent records. See Privacy Policy §3.5 for the full disclosure.
14. Compliance
Land AI complies with all applicable laws and regulations governing SMS communications, including the Telephone Consumer Protection Act (TCPA), the CTIA Messaging Principles and Best Practices, and applicable state telemarketing and consumer protection statutes.
